The value of Akfen GYO’s investment property portfolio reached €846 million at the end of the 2025.

Founded in 1997 under the name Aksel Turizm Yatırımları, Akfen GYO underwent a strategic transformation in 2006 when it acquired real estate investment partnership status. The company, which made a difference in the sector with its pioneering ‘Contemporary City Hotels’ concept in 2007, has rapidly expanded its portfolio over the past 18 years and achieved a dynamic structure.

As of today, Akfen GYO’s diverse portfolio includes 19 hotels, a holiday village, two student dormitories, an office building, and a factory, as well as innovative dining and cultural centers such as Terminal Kadıköy.
In line with its global vision, the company aims to develop a logistics warehouse project on a new 141,007.78 m² plot of land added to its inventory on December 23, 2025, in addition to two development projects in Florida, USA.

Following its initial public offering in 2011, Akfen GYO shares began trading on the Istanbul Stock Exchange on May 11, 2011. With an effective float ratio of 44.15%, Akfen GYO’s share closing price at the end of 2025 was TL 2.57 (Closing market value: TL 10.02 billion / EUR 199 million). Akfen GYO is currently traded on the Star Market, BIST Financial, BIST GYO, BIST Buyback, BIST Star, BIST Sustainability, BIST All-100, BIST All, and BIST 500 indices.

 

From Hotel Investments to Portfolio Diversification

Akfen GYO has developed Novotel and Ibis Hotel branded hotel projects in Turkey and Russia and has leased a total of 19 hotels, 15 in Turkey and 4 in Russia, to Accor Group, one of the world’s largest hotel operators, on a long-term basis. Akfen GYO’s portfolio also includes the 5-star resort Bodrum Loft in Bodrum. As of December 31, 2025, the total number of rooms in the 19 hotels owned by Akfen GYO is 3,342.

In addition to its hotel portfolio, Akfen GYO owns an office building in Russia, two dormitory complexes consisting of a total of 13 blocks in Turkey, one factory investment, approximately 141 acres of land in the Gebze district of Kocaeli, and finally, a 210 m² land investment in the Eskiçeşme neighborhood of Bodrum.

Akfen GYO continues its sustainability-focused projects without slowing down. While the food and beverage and culture-arts center (Terminal Kadıköy) in Söğütlüçeşme, Istanbul, is opening, the construction of luxury villas in Yalıkavak, Bodrum, an apartment complex in Kıyıkışlacık, Milas, and independent living and care center projects in the state of Florida, USA, is continuing. The first phase of the “independent living center” to be built on 25.7 acres of land in Florida and the “independent living project” to be located on 11 acres constitute the second phase of the project. Finally, as part of its portfolio diversification strategy, the Company acquired a new plot of land with an area of 141,007.78 m² in Balçık Mahallesi, Gebze district of Kocaeli at the end of the year.

It is planned to implement a modern logistics warehouse center project on this property, taking advantage of the region’s logistics potential.
